The role & about the client:
ITS (Construction Professionals South) are recruiting on behalf of an established and highly regarded residential construction company specialising in the delivery of bespoke homes, extensions, renovations, conservation projects and outbuildings across the New Forest and surrounding areas.
Due to continued growth and a strong pipeline of projects, they are looking to appoint an experienced Quantity Surveyor to take responsibility for the commercial management of a range of high-quality residential projects.
This is an excellent opportunity for a commercially astute Quantity Surveyor to join a well-established business with a strong reputation for quality, craftsmanship and delivering complex residential projects to a high standard. The successful candidate will work closely with clients, consultants, subcontractors and the wider project team, taking ownership of projects from pre-construction through to final account.
Key responsibilities include, but are not limited to:
- Manage the commercial aspects of multiple residential construction projects from pre-construction through to completion.
- Prepare and monitor project budgets, cost plans and forecasts.
- Manage procurement and subcontractor packages.
- Review, analyse and negotiate subcontractor and supplier quotations.
- Prepare and manage valuations, applications for payment and final accounts.
- Assess, value and manage variations and changes throughout the project lifecycle.
- Monitor project costs, expenditure and cash flow.
- Identify and manage commercial risks and opportunities.
- Produce regular cost and commercial reports for senior management.
- Work closely with the Contracts and Project Management teams to ensure projects remain commercially controlled.
- Build and maintain strong relationships with clients, consultants, subcontractors and suppliers.
- Attend project and commercial meetings as required.
- Ensure contractual obligations are understood and effectively managed.
- Provide commercial support during the tender and pre-construction stages.
- Maintain accurate project documentation and ensure effective commercial governance throughout delivery.
The ideal candidate will have/be:
- Proven experience as a Quantity Surveyor within the construction industry.
- Previous experience working on residential construction projects, ideally within the bespoke or high-end residential sector.
- Strong working knowledge of JCT forms of contract.
- Experience managing subcontractor packages, valuations, variations and final accounts.
- Strong commercial awareness with excellent attention to detail.
- Excellent negotiation, communication and stakeholder management skills.
- Ability to manage multiple projects and priorities effectively.
- A proactive, organised and commercially driven approach.
- Confident working independently whilst also being part of a wider project team.
- Relevant Quantity Surveying or construction-related qualification is advantageous.
- RICS membership or working towards chartership would be advantageous but is not essential.
