Working for one of Hampshires largest housing associations, you will be joining a Disrepair team overseeing of all aspects of disrepair projects. The role involves leading a team of property professionals to identify, assess and resolve disrepair issues.

  • You will play a crucial role in identifying, assessing, and managing all aspects of disrepair issues within the housing associations portfolio
  • Your focus will be on leading a team of professionals to achieve high quality service delivery, optimising operational processes and driving customer satisfaction
  • You will work closely and collaboratively with colleagues and stakeholders across the housing association and externally to drive improvements and offer a first-class service to our customers

Your key duties

  • To assess and make decisions on the instigation of legal proceedings in relation to the disrepair protocols and to deal quickly and effectively with disrepair cases by gathering all
  • historical and current information together in a logical format from various sources, utilising multiple IT systems efficiently and effectively
  • To maintain clear up-to-date records of all cases in line with the disrepair protocol and disclosure
  • To arrange the necessary works, liaising with internal and external stakeholders to ensure works are monitored whilst in progress and on completion to the satisfaction of the organisation and the resident
  • To maintain a professional relationship with the resident and solicitors at all times to reduce problems arising and to mitigate risk
  • To deliver all too tight deadlines and assist in assessing liability and risk, liaising with managers and legal representatives for both sides taking steps to avoid court action.
  • Communicating in a logical, concise and effective manner
  • To act as the contact point between all parties to ensure communication flows between the different parties and draft reports for management including risk logs keeping managers aware at all times of the financial risk each case imposes and keep budgetary information on each case ensuring value for money at all times
  • You will also contribute actively to the housing association to change and deliver improvement agendas and strategies, taking a “‘right first time’ approach to working with colleagues in different parts of the company

Additional focus

As Disrepair Project lead, you’ll be a key member of the Damp, Mould & Disrepair Team, working with members of the disrepair team to plan and deliver a wide range of complex projects, ensuring that cases are managed from inception to completion in accordance with all relevant legislative requirements, timescales and the housing associations policies, processes and procedures.

Using your proactive and forward-thinking approach, you’ll work collaboratively to build strong relationships with all stakeholders and being a trusted partner to the business for all legal disrepair cases, housing ombudsman investigations, insurance claims and other high profile complaints.

  • Work collaboratively with the complaints team on cases that are running in conjunction with legal disrepair cases, housing ombudsman investigations, insurance claims and other high profile complaints
  • Line Management of Disrepair administration and scheduling functions within the Damp,
  • Mould & Disrepair Team, to ensure works are completed in line with KPI’s and SLAs.
  • Be the escalation point of contact for all internal and external stakeholders on matters relating to open disrepairs cases and high level complaints
  • To attend Court injunction proceedings, to give evidence on the documents relating to the case
  • Responsible for collating and producing monthly reporting of KPIs relating to legal disrepair cases for Damp, Mould & Disrepair Leadership Team

Hours and pay

  • £37,000 plus
  • 40 Hours per week
  • Minimum of three days per week in the office and two days working from a place of your choosing
